摘要：本文通过实态调查，对湖 南长沙五个经济区商住楼的发展背景、现状、发展空间及其顾客的需求进行分析和评价，研究长沙商住楼的定价。运用房地产估价理论中的市场比较法、成本法技术 中的技术模型，通过对长沙市商住楼的项目状况、市场背景、竞争性项目状况等情况进入深入的分析，针对项目的开发状况、施工进度，开发商目标等具体情况，选 择适宜的评估技术路线，对商住楼项目的价格进行了详细的调查，将房地产评估理论、技术与房地产项目开发实践有机地结合起来，对房地产项目营销组合中价格策 略的设计具有较强的可操作性和实践指导意义。本文以此为切入点，着力分析长沙市各区域商住楼的现状，并对其合理定价进行了初步研究。

A RESEARCH REPORT ABOUT THE PRICE AND DEVELOPMENT FOR THE COMMERCIAL RESIDENTIAL BUILDINGS IN CHANGSHA
Abstract：Though the research of five economic zones in Changsha, I analyzed the background, current status and development of the commercial residential buildings in Changsha, and discussed about the price and the customers’ needs. I also apply the technology model to look into the program development status, market background, competitive status, and have a deeply research about the project development, construction progress, and the target of developers. According to this research, I organically combined the real estate appraisal technology theory and the development of real estate to make some suggestion about the pricing strategy in real estate marketing.
